Kakkanadu is the most wanted real estate destinations in Kerala for last 4-5 years. In last 5-6 years, the land prices have gone up almost 20 times in this area. If you know the old Kakkanadu, it is not the same place anymore.
People who are familiar with Kakkanadu several years ago know it as an isolated area with not much traffic and no buildings anywhere. The new Kakkanadu is flooded with flats, apartments and villas. You will see out of state registration cars all over Kakkanadu looking for properties to buy. Websites are filled with offers to sell land that do not exist anywhere. Almost everyone in the area have become a real estate agent with nothing to sell in hand.
If you are looking for a piece of land near the InfoPark or upcoming Kochi SmartCity, you are probably too late. It is extremely hard to find any plots near SmartCity area. If there are any, they are over prices. There will be several layers of real estate agents involved in any sale or purchase of real estate. You may end up paying much more than what the original owner of the land demand for the land.
There are several villa projects going on in Kakkanadu area. The prices start from 1 crore and go up to 3 crores.
